Frequently Asked Questions

Things people wonder about Northern Cyprus.

How many properties can TRNC citizens and foreign nationals buy in the TRNC?
According to current TRNC legislation, TRNC citizens legally have the right to purchase up to 3 residences (apartments or detached villas) in their name. Other foreign nationals can, as a rule, register 1 residence in their name.
What are the types of title deeds in Cyprus and which ones are safe for investment?
There are basically three types of title deeds in Northern Cyprus, and the following two categories are preferred in international real estate purchases: Turkish Title Deed (Pre-74): Full ownership title deed belonging to Turkish Cypriots or foreigners before 1974, which has legally no international controversy. Exchange Title Deed: Title deeds given by the state through exchange in return for the point value of the property they left to Turkish Cypriots who left property in Southern Cyprus before 1974. It is under the legal guarantee of the European Court of Human Rights (ECHR) approved Immovable Property Commission (IPC) and is fully suitable for bank loans. All new projects in our portfolio have Turkish or Exchange Title Deeds, and your ownership right is under the guarantee of international law and the TRNC state. (Allocation title deed properties are not included in our investment portfolio)
How are my rights protected in the title deed after the sales contract is signed?
The strongest legal shield offered to the investor by Northern Cyprus legislation is the "Title Annotation (Şerh)" system. After the sales contract is signed and stamp duty is paid, the contract is officially registered (annotated) at the Land Registry Office within 21 days at the latest. From the moment the annotation is placed on the title deed, the contracting company or owner cannot sell the property to someone else, put a mortgage on the property, or transfer it. Even while the Council of Ministers purchase permit process continues, your ownership right is under legal protection in the Land Registry.
Can I get a residence permit by buying a house in Cyprus?
Yes. The right to obtain an annual renewable immovable property residence permit arises for all foreign investors and their families (spouse and children under 18) who own real estate in Northern Cyprus. It is not mandatory for the final title deed (Title Deed) to be issued for the residence permit application; it is sufficient for your sales contract to be registered (annotated) at the Land Registry Office and for the residence to be in a usable/delivery stage. For property owners over 60, residence procedures are subject to much more simplified conditions.
How do I manage the rental and operation processes of the house I bought remotely?
You can easily turn your investment into cash without needing to live in Northern Cyprus. In the vast majority of the projects we sell, on-site professional facility and property management companies operate.
Is there a mortgage in the TRNC, how do payment plans work?
Although it is procedurally difficult for foreign investors to get a mortgage from local banks in Northern Cyprus, there is no need for this; almost all projects in the market offer interest-free installment opportunities directly within the construction company. In a standard payment plan, while a 30% to 35% down payment is paid upon contract signature, the remaining balance is completed interest-free with flexible maturities ranging from 24 to 80 months spread throughout the construction period or beyond delivery; thus, you can easily become a property owner without dealing with bank expenses, interest burden, or income document bureaucracy.
